ANNUAL HOMEOWNERS MEETING
The annual Fountain Trace Homeowners meeting was held on February 3, 2026. President Steve Grilli opened the meeting promptly at 7:00 pm. He introduced the current board members and thanked them for their work and time dedicated to volunteering. Additionally, Cravens Priest was recognized for his time and counsel to the HOA board. A “Year in Review” was shared, to include the accomplishments and problems experienced during the past year. The front entrance landscaping improvements were reviewed, along with an update on the “Welcome Committee” from Chairperson, Karrie Carr. The 2025 budget and the proposed 2026 budget was reviewed by Treasurer, Kirk Tisdale. The 2026 budget was unanimously approved by the HOA members in attendance.

Board member elections. The current board members decided to remain active and were unanimously elected for another term.

ARC (Architectural Review Committee) members were approved. Kirk Tisdale has stepped down from the ARC after several years, and board member Joe Macrino will step in to fill his position. Kirk was very instrumental in providing structure and improving the overall ARC process the past several years. Thank you Kirk for your support.
Attendance at the Annual Homeowners Meeting
While we had a quorum due to the proxies at the meeting, the in-person attendance is trending lower. If a quorum is not achieved, the Homeowners cannot elect new officers or approve the budget for the year.
The Board provides ample advance notice of the date/time of our annual meeting to encourage homeowners attending. We typically try to have it on a Tuesday, after the first week in January while avoiding big events (NCAA championships) or other similar events. The Board would appreciate any feedback from the homeowners regarding preferential dates/time to hold our annual meeting. Our only requirement is that it needs to be early in the new year to allow the opportunity to elect our Board members and to approve the budget thereby enabling us to pay our various contractors/utilities.
We are fortunate to have the Crosspoint Church adjacent to the subdivision, which has been very accommodating and convenient in allowing us to utilize their facility to hold our meeting.
The Board works hard to have an organized agenda so that the meeting flows smoothly and is respectful of everyone’s time. We send out the annual budget in advance of the meeting, which allows for homeowners to review prior to the meeting should there be any questions. This allows for a better use of our meeting time.
This year’s meeting started at 7:00 pm and was adjourned by 8:00 pm. We open the doors at 6:30 for a brief “Meet and Greet”, to allow for neighbors to meet each other and to speak with any of the Board members.
Thank you to all the homeowners that attended this past year. We appreciate the discussion and input from all that attended this year. We encourage all homeowners to make the time to attend the annual meeting, meet your neighbors, and provide any feedback you may have.
SPRING IS HERE
Golf carts. Lawnmowers. Landscapers/Contractors. Pond
If you drive a golf cart in the neighborhood, please follow the law. If you have your children driving the cart, you are responsible for their safety and that of your neighbors.
Maintaining your lawn is a fun hobby for many, and for some, a task. Whichever way you look at it, it is your responsibility to maintain your property according to the HOA covenants and by-laws located on our website. Please be a good neighbor and maintain your property.
Fishing or swimming in our pond is prohibited, and signs are posted for all to observe. It would be very costly to the HOA, should a fishhook or other items that have been thrown into the pond cut our liner. We are asking all homeowners if you see anyone trespassing and fishing at the pond, and are uncomfortable addressing the people, please notify the sheriff at (270)843-5352. Taking a picture of the violators and/or the vehicle with your phone helps, but do not put yourself in an uncomfortable position. We have already had two incidents this year of outsiders fishing in our pond. Our past experiences have been that people coming into the sub-division to fish, do not live here.
Please enjoy the pond area. It is owned by you, the HOA.
Front entrance work, Light inoperative
In an effort save HOA funds, we have attempted several times to identify the cause for lighting issues at the front entrance with no success. Therefore, we have recently agreed to terms with an electrical contractor to correct the issue impacting the front entrance lights, as well as upgrading the timers.
2025 FTHOA Accomplishments
The front entrance, existing landscaping was removed and replaced with new shrubs and annual flowers. which beautifies and adds color to the entrance.
The subdivision roadway had a sinkhole that opened along Lakemere Drive in July. The roadways are the county’s responsibility, and it was repaired and opened in August prior to the start of the school year.
The Lakemere pond well pump was replaced in 2025. It now runs 24/7, which prolongs the capacitors in the motor, but is also at an added cost of approximately $50/month more in electricity. Running the pond pump 24/7 maintains the water level to a maximum depth. This should reduce the need and associated cost(s) to add more rock around the pond which protects the liner from being exposed to the sun. The pond pump also reduces the need and additional cost of adding city water.
2026 Planned Improvements
Pond area overseeding will be completed to repair damaged areas and improve other sections of lawn.
Front entrance lighting will be upgraded in addition to planting annual flowers on both the entrance and exit sides to the main entrance to the subdivision.
The roundabouts along Lakemere will be enhanced by removing/replacing damaged shrubs, edging and re-mulching around the trees in the center. The Laurelwood roundabout will have the overgrown shrubs removed and replaced. These improvements will be made in the Fall to avoid the extreme heat since the roundabouts do not have an irrigation system.
Additional rock surrounding the pond area may be added if areas of the liner become exposed.
Other issues
Spectrum has trenched and installed cable in portions of the subdivision. It is our understanding this work was done to assist in speeding up the Internet in our neighborhood during peak hours. Any other questions should be directed to Spectrum for any details.
Broken Glass in roadway. Please be aware we have received complaints regarding empty bottles falling out of trash containers and on to our streets. Please try to place loose glass items in bags to prevent them from falling out during trash pickups.

After serving four years as the FTHOA President, Steve Grilli has decided to step aside as the HOA president but has elected to remain on the board. Per Steve Grilli, “Four years is enough and it was time for someone else to have the opportunity and privilege to serve as the president of the HOA. I am proud of the improvements that have been made over the past years, and I was fortunate to have a very good board supporting me and representing the HOA. They worked hard, were very reliable and innovative. The board volunteers dedicated a lot of their personal time over the past several years. When this board started four years ago, we met every other month and sometimes more to bring things under with more structure and to control and fix our costs. It was not easy with the sinkholes and failing landscape businesses, but the team was relentless and hard working. I am grateful to the HOA and the board for their support and now will hold the position of secretary”.

Home Improvements and Additions
Our covenants and restrictions require approval by the Architectural Committee (ARC).
Before beginning construction, improvements, and additions to the exterior of your property you need to get approval from the Fountain Trace ARC (Architectural Review Committee). Please read the covenants to learn and understand what is allowed/acceptable upgrades: Pools, fencing, Pool houses to name a few, any changes to the exterior of the home. Submit your request with the form located online. There is a button located on the website that you click to obtain and complete a “request”. This process has been highly successful in processing requests with responses back to the homeowner within 48 hours or less, providing all the necessary information is provided.

There is an unofficial private Facebook group called Fountain Trace Subdivision.BG.KY
You can request to join it through Facebook, it is not managed by the FTHOA.
